The AGEM Leasing development on 504A and 504-508 Guildford Road was approved by the Metro Inner Development Assessment Panel on Wednesday after the proposed plans were deferred in 2023 due to traffic concerns. At a May 2023 meeting, the application was deferred as the panel believed it would have an “undue impact upon the amenity of the area due to traffic and car parking shortfalls”. The precinct is set to include a Starbucks drive-through, a 24-hour 7-Eleven service station and convenience store, a Hungry Jack’s and a warehouse outlet. “Revised plans propose a significantly reduced intensity of development, reduced traffic volumes and improved site layout,” the report read.
